Rates & Accommodation

All the rates are in euros.  In Santa Clara 1728 the rates are per room per night. In Casa no Tempo, Casas na Areia e Cabanas no Rio the rates are per house per night.
For further information regarding the number of guests we can accommodate in each room/property, please contact us.
Rates are subject to change without notice. Accommodation is subject to availability.



Booking & Payment

All the bookings are pre-paid. We only accept online payments. In order to provide our Guests with a secure payment system we choose to work with Stripe to assure that our customer’s payment information is securely collected.
We will send you an Invoice with the name of the reservations. If you want to include any Vat Number or if you want the invoice in a different name or company name, please inform us on the booking form.

Cancellation Policy

Cancellation fee policy:
•    Cancellations 30 days or more* prior to arrival – 10% of total stay retained by Silent Living
•    Cancellation 29 to 16 days* prior to arrival - 50% of total stay retained by Silent Living
•    Cancellation 15 days* prior to arrival – 100% of total stay retained by Silent Living

*Until 2pm (local)
Cancellations are only effective on receipt of written notification. To cancel a reservation please contact: booking@silentliving.pt
The refund of any of the percentages written above, can take from 5 to 25 days after the cancelation depending on the bank.
No refunds are given for ‘no show’, flight cancellations, delays or departure from the houses early.

We reserve the right to modify, alter, or substitute all or any part of our services when reasonably necessary or advisable. Should this occur, we agree to provide the best alternative available.

Check In

Arrival time should be announced in advance to enable sufficient organization of the guest’s check-in and access key delivery.
Check in time, is any time after 4pm. If guests arrive before, we can offer to hold luggage. if guests are expecting to arrive later than 8pm, it is important to let us know the exact arrival time, especially when travelling by one’s own means as we are not a traditional hotel, we do not have 24-hour reception service. Check out time on the date of departure is 12pm. If the room is not vacated by this time, the customer will be subject to the cost of another night. Equally we offer to hold luggage after 12pm until 8pm.


Complaints


Any complaint about the booking service must be notified to silent living in writing or by email as soon as possible. Any complaint regarding your stay must be brought to the attention of the management as early as possible during your stay and, if not resolved to your satisfaction, should be notified in writing no later than 14 days after departure.


Liability disclaimer

Silent Living and its owners, directors, management and employees shall not assume liability for any illness, injury or death to persons visiting the properties nor for any other incident of any nature involving any client(s) while they are on the property, nor while travelling to or from the properties. Silent Living Lda cannot be held responsible for loss or damage to private property, however it may be caused.

Casa no Tempo

PRICES INCLUDE 4 BEDROOMS, COMMUNAL AREAS, BREAKFAST SERVICE, CLEANING AND ALL TAXES.
THE MAXIMUM CAPACITY IS 8 GUESTS.

DURING LOW SEASON, THE HOUSE MAY BE BOOKED FOR AN ADJUSTED PRICE DEPENDING ON  HOW MANY PEOPLE ARE STAYING IN THE HOUSE AND THE REQUESTED TIME OF  YEAR. THESE CONDITIONS ARE SUBJECT TO AVAILABILITY AND CAN BE CONFIRMED BY A TEAM MEMBER.

PLEASE BE ADVISED THAT WE DO NOT HAVE AIR CONDITIONING IN SANTACLARA 1728, WHICH COULD BE A PROBLEM ON VERY HOT DAYS, THE REASON BEING IS THAT WE ARE LOCATED IN THE HISTORIC PART OF THE CITY AND IN A CLASSIFIED BUILDING/FACADE. THE ARCHITECTURE ITSELF AND ISOLATION SYSTEM DEVELOPED WITH THE CONSTRUCTION HELPS A LOT TO KEEP THE BUILDING FRESH, ALTHOUGH IT CAN BECOME UNCOMFORTABLE, SPECIALLY IF THE SHADES AND WINDOWS ARE LEFT OPEN DURING THE SUNLIGHT HOURS.

BREAKFAST IS THE ONLY MEAL INCLUDED IN THE STAY.

IF A GUEST, DURING THEIR STAY, WOULD LIKE TO INVITE ANY ONE FROM OUTSIDE, TO HAVE BREAKFAST IN SANTA CLARA, PLEASE ASK US FOR AVAILABILITY FIRST. ANY EXTRA BREAKFAST WILL BE CHARGE SEPARATELY.
